Though modest-looking from the outside, this unique property in Sandymount is deceptively spacious and homey. 19 Vavasour Square dates back to the Victorian era, though it’s been tastefully renovated throughout the years and now sits alongside the modern Aviva Stadium.

Many of its original features still exist today; including timber flooring, ornate Victorian plasterwork with cornices, and a classic ceiling centre rose – and that’s just in the entrance hall.

From there, pass through to a large living room where new owners can enjoy a cast iron fireplace with a mahogany surround. High ceilings make the room feel bright and airy, while a framed window with wooden shutters gives it a warm, quirky feel. The current owners have tastefully blended the old-world features with contemporary furniture and lights.

One of the few downsides to this property is its ‘F’ BER. This means the house isn’t energy efficient and will be more costly to heat than it should. As the lowest BER a property can get is ‘G’, an ‘F’ isn’t too good. Changes such as new insulation, solar panels or increasing the window glazing can boost the BER significantly.

Overall though, this house is packed with character and has all the space (not to mention facilities) a family home could need. That, added to its central location, is why the house comes with the hefty price tag of €1,150,000.
