This Edwardian Rathgar home is on the market for €1.69 million

Larger than it appears from the front, this five-bed home has been fully renovated and extended.

A redbrick family home just a short distance from the centre of Rathgar, 32 Villiers Road has a mix of modern features and period details.

The front door has a fan light and glass side panels, helping the large hallway to feel bright. The hall also has a decorative archway and plasterwork.

To the right of this space is the interconnected drawing room and dining room. The drawing room to the front has a box bay window, picture rail, ceiling cornicing and an oak floor. Sliding double doors with stained glass windows lead to the dining room, which has a large fireplace, and French doors to an outer courtyard.

At the back of the house is the open plan kitchen, living and dining room, which sits within an extension. The kitchen is fitted with bespoke units, granite worktops, and has a large picture window looking out to the courtyard.

The living space has an oak floor with underfloor heating, and sliding glass doors that lead out to the back garden. Also on this level is a utility room with fitted units for storage.

On the first floor there are four bedrooms, a family bathroom and a shower room. Two of the bedrooms have picture windows overlooking the front garden.

The main bedroom sits on the level above. It has an Oriel bay window looking out to the back garden, as well as an en suite shower room and dressing room that sit within an attic conversion, with plenty of eaves storage.

Outside, the front garden has box hedging and neat planting, while the back garden has a limestone patio and an artificial lawn. At the end of the garden is a space for off-street parking, accessed by a roller shutter.
