This Booterstown cottage on the market for €725,000 makes the most of its small footprint

It may be just 69 square metres, but the inside feels stylish and spacious.

An Arts and Crafts style cottage, built around 1915, 23 Beech Grove features plenty of original period details, while its owner has updated it to create a stylish, modern home. 

You enter the house into the living room, a long space with a picture window looking out to a courtyard. It has engineered oak flooring and an original exposed brick chimney breast with an antique oak mantelpiece and log burning stove.

The courtyard is a space to relax outside, and features paving, raised planters and built-in seating, while the long front garden has a lawn.
