Always wanted to create your own home but the thought of starting from scratch gives your and your bank balance the shivers? These three homes are all at different stages of completion, some ready to move in and others in need of more than a few finishing touches.

Dive in as deep as you like with these newly built homes for under €152,000.

Magherahaan, Raphoe, Co. Donegal
€152,000

The walls of the kitchen and sitting room of this property actually belong to an old stone cottage which stood on this site, but it has been so extensively renovated and extended it is essential a newly built cottage. Located just on the outskirts of Raphoe town, it’s now a spacious three-bedroom family home.

It is south-facing with a large manicured garden, parking area and detached shed, so it is ready for you to move your stuff right in.

Derryrush, Rosmuck, Co Galway
€90,000

Located in the heart of Connemara, this new build has some incredible views of the Twelve Bens and Maamturk Mountains. Now, it does come with a pretty big disclaimer – the house is not compliant with its planning permission. There is planning permission for a 3/4 bedroom dwelling of this size, so it is not clear what is at issue is, though reading between the lines it might only have planning for a single storey.

This would explain the low price point but it does complicate matters as you will not be granted a mortgage for it. However, it could be worth getting a look at the planning permission and a few experts in to see if you can make it planning compliant within your budget.

Srah Lower, Rooskey, Doocastle, Co Mayo
€120,000

Built three years ago, this four-bedroom dormer is not yet complete and will need plastering, wiring, plumbing and second fixing. However, it’s airtight with uPVC windows and doors and can either be sold on one acre for €120,000, or with all 20 acres for €199,000.

It is designed with two bedrooms, a bathroom, an open-plan kitchen and living area, utility and conservatory on the ground floor and two more bedrooms plus another bathroom on the first floor.
