How to Get Your Home Rental Ready

Planning on putting your home up on Airbnb over the hols??Whether you’re thinking of letting out a whole place or just a room, interior designer Jenny Coughlan of Naught9 Design has some clever tips to make your place pop online.

1.?First, determine your budget. If you are renting out a whole home, consider getting a team together, perhaps a builder, designer and any relevant trades people. Jenny says, “Getting a property ready for short-term rental is not as easy as it appears. You will save time and money letting a team who know what they are doing, and will take on the job and manage it for you.”

2.?De-personalise the property or room. “If you are turning a space into a commercial business, you will need to de-clutter. Take away all personal items.”

3.?But don’t go too far. “While you need to de-personalise, you need to give the propertya character and personality of its own. Remember it needs to stand out from all the others.” Jenny cleverly (and frugally!) used back issues of?Wallpaper magazine as fun wall art in this short-term rental home in Stoneybatter, which you can see in the new issue of Image Interiors & Living.

4.?It’s all in the detail. “Finishing touches that give the house personality are vitally important. Add elements of surprise that will make the guests’ stay memorable.”
5.?Read online reviews of similar or aspirational properties and determine what matters. “Good quality design and finishes make an impression on visitors. Hotel quality beds are important on Trip Advisor.”

6.?Keep a blank canvas as much as possible. You can’t suit everyone’s taste so often a neutral palette is best. “Keep small properties bright and airy with white walls and finishes. This will give a sense of space. Add life with pops of colour.”

7. Talk to someone who knows the short-term rental business. “They can give you advice on how best to present and market the property.”
