Three compact Dublin 8 homes on the market that show how to make the most of a small space

These three homes might be short on space, but clever design means that every inch is put to good use.

When it comes to city living, many people are willing to compromise on the size of their home for a great location. After all, with an entire city at your doorstep, you’re unlikely to be spending all your time sitting at home.

Dublin 8 is one of the city’s most beloved neighbourhoods. Close to the city centre and all it has to offer, it also has its own distinct character, with many great shops and restaurants. And with the Phoenix Park within easy reach, you don’t need to go far for walks or a picnic spot with pals.

Here are three Dublin 8 homes currently on the market. Each is small in size, but makes up for it in location, with a few smart details too.

Roslyn, 17 Tyrconnell Street, Inchicore, €430,000

This home is the most expensive of the three, but surprisingly fits three bedrooms into its small footprint, as well as a home office space. The ground floor has an open-plan kitchen and living area, as well as storage space.

There is both a yard to the back of the house, as well as a balcony, giving outdoor space, and the home has views of the Camac river. The city centre is a 20 minute cycle away, while the Phoenix Park is half an hour’s walk.

16 Cameron Street, Dublin 8, €270,000

This one-bed terraced home has plenty of character inside and out. You enter the home into the living space, where a space-saving spiral staircase leads to the first floor. A clever fold-away dining table frees up space when not in use, and there is a separate utility room at the back of the house.

Upstairs is the bedroom, while a small yard to the back gives a space to enjoy outdoor dining. Only 2 kilometres from the city centre, you have endless shops and restaurants within walking distance.

5 Millbrook Terrace, Kilmainham, €275,000

This two bed home is the smallest of the three at just 40 square metres, but feels bright and spacious inside thanks to a simple design and fresh colour palette. The entire property is on one floor, with the living area to the front, a modern kitchen and bathroom to the back, and two bedrooms to the side.

Situated right beside the Irish Museum of Modern Art and the Phoenix Park, there is plenty of green space to enjoy in the area, while the nearest Luas stop is less than 10 minutes walk.
