This house for sale isn’t located off a Parisian rue, but can be found down a laneway in Sandymount.

If you’ve ever wandered the Sandymount’s suburban streets near the DART line, you will inevitably have stumbled across or more likely eagle-eyed the soaring Gothic roof of Holyrood Castle.

The 19th-century castle is now a den of early-2000 extravagance, as its mirrored ceilings, leather walls and a jacuzzi on the rooftop garden are now up for a hefty sum of €2.5 million with Christie’s.

But I digress.

What really caught our eye was the self-contained house next to it, so-called the East Wing, now a self-contained two-bedroom house. It was formerly the billiards room and staff quarters for the castle and it’s now up for sale separately for €875,000.

Entered through a private courtyard, it’s a light and bright space. Stretching across 134.7 square metres and with views of the YMCA grounds, it has no overlooking neighbours and is a surprisingly peaceful spot.

A large entrance hall on the ground floor leads to a shower room and utility in the rear with a second entrance from the rear courtyard.  There is also a sizeable first bedroom looking onto the courtyard. A spacious and well-lit marble-topped kitchen and breakfast room sit at the rear of the house looking onto the leafy rear courtyard.

Upstairs, accessed via a spiral staircase, is divided into two luxurious rooms running the full length of the house: the brightly light drawing room with its three curved bay oriel windows, and the master bedroom. The drawing room is beautifully proportioned with a grand stone fireplace and room for a large dining area too. The main bedroom also has a fireplace as well as a very large ensuite showroom and hot press. 

However, the real treat of this place is the private raised courtyard. It’s south-facing and without any neighbours, it is bathed in sunshine for most of the day.
