Its generous proportions are hard to find so close to the city centre, with enviable features like a long garden and a hotel-worthy bathroom.

A Victorian townhouse that has recently been refurbished, 93 Leeson Street Upper is one of the rare properties that manages to work as a spacious family home, yet is within walking distance of the city centre.

With three levels, four bedrooms and a nicely-landscaped back garden, its renovation added up-to-date touches such as period-style wooden sash windows and a modern extension to the rear, but details like ornate cornicing and fireplaces have been retained.

The entrance hallway is bright thanks to a fanlight above the door, and has a polished timber floor and original decorative arch. To the left are the interconnected drawing room and dining room, both with marble mantlepieces, original window shutters and decorative ceiling cornicing. To the back of the house is one of the bedrooms, which has an ensuite.

On the garden level is the open-plan kitchen, living and breakfast room, a modern space with underfloor heating and plenty of built-in storage.

The kitchen has bespoke oak units, a large island and an Aga. The family room has a wood-burning stove, while an additional seating area is bright thanks to sliding glass doors that lead out to the garden, as well as a skylight. There is also a utility room on this level.

On the first floor are the three remaining bedrooms and the family bathroom. With a vaulted ceiling, a large picture window overlooking the garden, step-in double shower, underfloor heating and a large freestanding bath, it’s a particularly luxurious space.

Outside, the rear garden is 80 feet long and has been landscaped. Bordered by a stone wall, it has a patio area with steps up to a lawn and flower beds to the sides. The front driveway is gravelled and has space for up to five cars.

Just 15 minutes’ walk to St Stephen’s Green and 10 to Ranelagh village, the location also is ideal for access to both the city centre and the community feel of a popular village. The LUAS is also nearby, perfect for getting around the city.
