Built into a narrow valley overlooking the Bannon river estuary, Avalon looks rather ambiguous upon approach. But this four-bedroom, four-bathroom home is anything but simple, incorporating the best of modern technology to create an easy yet luxury space.

Constructed in 2019 by its current owners and their architect and currently on the market for €2.35 million, the house is centred around the view, the roof tilted slightly to reach you at every opening. Accessed through electric gates, you can’t see the house from the road thanks to a grassy knoll added for privacy. The front door leads into a large, open-plan hallway and dining room with an aspect that runs straight down to the water through the glass sliding doors at the other end of the house.

The Siematic kitchen is kitted out with a Qooker tap and Gaggenau white goods, while a family room sits opposite the breakfast bar. A large L-shaped veranda is accessible from here, wrapping around the house to ensure you have a sheltered outdoor spot to sit regardless of wind direction. Also off the hall is another sitting room with veranda access, as well as a more cosy wintertime sitting room off the corridor.

Beneath the veranda is a den or garden room with its own exterior access. It’s got a Schmidt kitchen and could easily be converted into accommodation or make for an ideal party space.

Outside, a softly sloping lawn envelopes the entire house with plenty of space for games of football and outdoor movie nights. There’s a jacuzzi located just off the veranda too for more relaxed evenings. There is ample parking at the front of the house as well as a generous two-car garage. The property also comes with an exclusive resident mooring at the mouth of the estuary.
