Quaint yet stately: This stone-front cottage in Co Clare is on the market for €280,000

A traditional dormer cottage in Co Clare, this charming stone-front home is surprisingly spacious with a large outdoor area to boot.

Drive inside the wrought iron entrance to Orchard Cottage and you’re met by an impressive stone-front building and neatly manicured lawns. Quaint yet stately, the same magic continues inside where the current owners have married traditional features with modern furnishings to create the cosy atmosphere you’d expect of such a home.

Comprising an open-plan lounge/kitchen/dining area, a living room, two bedrooms, two bathrooms and a mezzanine home office area, the property is ideally suited to smaller families or a couple looking for somewhere with a little more outdoor space.

The front door opens onto the lounge/dining area which have been combined into the one room. The lounge is to the left with its terracotta tiled floor, solid fuel stove and traditional cut-stone open fireplace. Recessed lighting has been fitted directly inside the ceiling.

To the other side of the room is the kitchen. This room has been fitted with marble tile flooring and boasts plenty of counter and storage space, along with a Neff double oven, ceramic induction hob, extractor, dishwasher and fridge. A large wooden table sits in the centre of the room with two long benches on either side to accommodate hungry visitors.

The living room can be found just off the kitchen, with another door leading to the bathroom. Carpet lines the floor here, with the main feature being the room’s exposed and pointed stone walls. A half-door leads to the garden, while stairs connect this room with the upper level. This room could also be converted into a third bedroom with adjoining shower room if required.

The remaining bedrooms, family bathroom and mezzanine can be found upstairs. Velux windows allow natural light to flood through on sunny days. The loft bedroom also has recessed lighting along with a walk-in wardrobe with plenty of shelving.

The mezzanine with its stained timber floor and beamed ceiling could also be used as an optional third bedroom. Meanwhile, the main family bathroom has both wall and floor tiles with a cosy jacuzzi bathtub fitted in one corner of the room.

Set across approximately 0.37 acres of land, the surrounding area is as tranquil as it is beautiful and the lush green landscape will have you feeling calmer in no time. Boasting a large garden to the side of the house, the property is also privy to gorgeous seasonal views of Lough Derg.

However, despite its peaceful country setting, Orchard Cottage is still within distance of many local amenities and is just 7km from the popular lakeside town of Killaloe.
