With ample land, river access and spacious rooms, this Tipperary property would make for a truly idyllic home. 


With 100 acres of land, Ballybrada is a beautiful estate with a large Victorian home at its heart. Situated outside the village of Cahir in Co Tipperary, its rural surroundings make it undeniably peaceful. With fishing access to the River Suir, woodland and grazing land as part of the property, its inhabitants can immerse themselves in the landscape.

The house itself is also impressive. Built in 1879 by Belfast architects Otway and Watt, it retains many of its Victorian features. The ground floor has four large reception rooms with open fireplaces and bay windows.

The first floor has five bedrooms, two of which feature separate dressing rooms. There are also two bathrooms on this floor. There is a wing of the home that can be used as self-contained accommodation. Spread over two floors it has a living room, kitchen, three bedrooms and a bathroom. There is also a basement with wine cellar and storage rooms.

The gardens are also a special find, with terraced lawns are generously laid out many mature and several rare younger trees including Mammut, Paulownia, Handkerchief, Magnolia, Camellia, Raisin and Fern Elder trees can be found in the garden.

An informal woodland garden sits alongside the river, and contains some 50 species of woodland plants such as rhododendron, azalea, and ferns. The estate also has a large walled garden that is has an ancient Mulberry tree and an orchard with old apple varieties. In spring, carpets of bluebells turn the woodland into a  dazzling display.

The estate’s land has been organically farmed for the past 36 years, making it and the woodland a haven for wildlife such as herons, kingfishers, badgers, owls and snipes.

The property also has  a cut stone and brick courtyard, which includes former staff cottages  and five stables with timber lined walls and ceilings, timber doors with iron bars and cast-iron feed mangers. A coach house with three sets of double doors provides storage and workshop space, and under this is a former gardener’s room with tool house, farm office, fuel store and potting shed.
