That unusual house you pass on the bus through Donnybrook is for sale for €2.95 million

You know the one, with the tall chimneys, that doesn't fit in with the stone-clad terraces? The house is for sale in Donnybrook.

As you come through Donnybrook on the 46A, you pass an unusual looking house on the right-hand side before you pass the turn for Wellington Road and on towards The Burlington.

It’s unusual because it does not fit with the other red- and yellow-bricked terrace homes that sit either side of it. Painted and shorter than the others, it looks like it could have been lifted straight out of a seaside street in Dalkey, aside from the two tall chimneys that stand either side of the rear.

This is St Johns, a Georgian-style villa right in the heart of Donnybrook and on the market for €2,950,000. Located on Wellington Place, it was originally the hunting lodge of the Duke of Wellington, who gave many of the streets near here their name.

A spacious 385 square metres, it’s not as petite as it might appear. Extended in 2020, it has a private gravelled front garden fronted onto by four rooms with bay windows – a dining room and drawing room at entrance level and a family room and study at garden level.

Also on the entrance level are three bedrooms, one ensuite, and a bathroom. Downstairs, the new extension includes a large kitchen and breakfast room that opens onto the rear garden, as well as two further bedrooms, a large store, a garden room, utility, two shower rooms and a cellar, as well as a separate garage, which can be accessed from the front or rear exterior of the house.

Sitting on 0.3 acres, all of the rooms in the house are generously proportioned and have many period features, including fireplaces, cornicing and sash windows.

The back garden is surprisingly spacious with a large lawn and patio area, surrounded by mature trees. This also means that the house itself is not too overlooked, unusual so close to Dublin city centre.
